Property prices trends in France - latest report


French apartment


OCTOBER 2005 French Property Prices still on the up, but at a slower rate than last year.
However, this last trimester has seen a slight increase on last trimester.



Average house prices in France continue to rise,
although not as quickly as in previous years.
FNAIM (French Association of
Estate Agents) state that the average house price is
2073 Euros per square metre, up 11%
on last year.
The average apartment price is 2894 Euros per square
metre, and has risen by 10%.


The increases are larger for smaller properties [+11.3% for 4 room
or smaller houses, and +17.1% for studios and
1 room apartments].

The 2005 increases should be compared to the 2004 increases
of 13.9% for houses and 20.2% for apartments for the previous year, and so the increase in house and apartment prices are less than the year before.

For houses the biggest change is in the West (+10.9%) and the lowest change is in the South-East (+5.7%). For apartments the highest increase is again in the West (+17.6%) and lowest in the Paris region (+5.0%).

Some of the highest percentage increases for houses
for sale were seen in Agen (South-West +23.9%) and Maisons Alfort
(south-east of Paris +30.2%). Only in one listed region did prices actually
decrease (Vidauban -6.3%).
